Our team delivered a complex industrial pipework installation at One Canada Square in Canary Wharf, London E14. The building ranks among the busiest commercial sites in central London and includes a major shopping centre beneath the tower. The client required a full 100mm chilled water flow and return system, supported by our welding and fabrication team and several key industrial valves. This large-scale project needed careful planning, strict coordination, and a non-disruptive approach due to the building’s offices and retail units.
Chilled Water Flow and Return Pipework Installation
Project Overview
This installation formed part of a major chilled water upgrade. The project required a 55-metre pipework run for both flow and return lines. The site location, tenant access, and operational restrictions shaped our planning from day one. Therefore, our engineers attended both in and out of normal hours to maintain building continuity.
Client: Comfort Service & Maintenance Limited
End User: Canary Wharf Management
Location: One Canada Square

Site Preparation and Access Management
At the entrance lobby, we removed the necessary ceiling sections as specified to expose the working area. We then installed protective netting to mask the open void. We also positioned temporary hoarding on both sides of the entrance to control dust, noise, and visibility.
Alongside this, we liaised closely with tenants. This communication ensured safe access and minimal disruption across the busy Canary Wharf environment.
Installing the 100mm Chilled Water Pipework
Next, our engineers extended from the existing 100mm butterfly valves. We then fabricated new sections of 100mm Schedule 40 carbon steel pipework on site. This approach gave us full control over accuracy, performance, and delivery times.
All jointing followed welded and flanged methods for strength and longevity. We then completed every required wall penetration and installed sleeves wherever the pipework passed through walls.
Each 55-metre route demanded careful planning. Existing services filled much of the ceiling void. Yet our team navigated these constraints.

We then supplied and installed:
- 2 x 100mm fully lugged butterfly lever valves
- 1 x 100mm fully lugged butterfly lever valve on bypass
- 1 x 80mm fully lugged butterfly valve with modulating control actuator

Our electricians completed all necessary wiring for the actuated valve. After that, we delivered all pipework modifications to integrate with the existing plate heat exchanger and the discharge side of the primary pump. We also installed flow and return test points for ongoing system maintenance.
Quality Testing, Flushing and Insulation
We carried out a full pressure test of the system and confirmed that every connection delivered the correct performance. We then flushed the entire installation to ensure clean, reliable water flow.
Once this stage passed inspection, our engineers insulated all pipework using 50mm foil-wrapped mineral fibre insulation. This specification improved system efficiency and reduced heat loss across the long run.
Valve Replacement and System Modifications
The project also included valve modifications on the secondary circuit. We removed the existing three-port valve and installed a new block piece in its place. We then blanked off the outlet on the bypass balancing valve (see picture below).

These changes supported a more efficient flow profile and a simplified configuration. This area of work aligns with our wider valve replacement expertise, which you can explore in more detail here: Pipework Isolation & Valve Fitting Services

Final Reinstatement and Handover
After all testing and insulation, we reinstated the previously removed ceilings. Then our engineers dismantled the hoarding and cleared all redundant materials from the site. Following on from this, we then arranged safe disposal at a licensed recycling facility.
The project delivered a fully operational chilled water system that supports long-term performance in one of Canary Wharf’s landmark buildings.
