Why did the Client Need Specialist Pipe Isolation?
D & D Technical Construction Ltd required specialist pipe isolation at 71 Queen Victoria Street in the City of London. The project involved fan coil unit (FCU) pipework located on the third floor of the commercial office building. New valves needed installation on the LTHW and chilled water flow and return steel pipework.
Our experienced engineers used our specialist pipe freezing services to create two controlled freezes using liquid nitrogen. The temporary isolation allowed the planned valve works to progress without relying on an existing local valve for isolation.
Once the ice plugs had formed, others completed the valve installation. Our team then managed the thawing process, checked the pipework and reinstated the areas disturbed by our works.
What Preparation was Needed Before the Pipe Freeze?
Successful pipework freezing requires careful preparation and controlled conditions. Before our arrival, others isolated the boilers and allowed the system temperature to fall to an appropriate level. They also isolated the pumps and confirmed that no water flowed through the relevant pipework.
Flow can prevent an ice plug from forming correctly. Therefore, confirming static conditions formed an important part of the preparation. Once on site, our engineers gained access to the Level 3 pipework. We removed the necessary ceiling tiles and sections of insulation to expose the steel pipes. This preparation gave our team suitable access for the specialist freeze jackets.
How did Liquid Nitrogen Create Temporary Pipe Isolation?
We applied specialist freeze jackets to the selected pipework and introduced liquid nitrogen under controlled conditions. Cryogenic pipe freezing lowers the temperature of the water inside the pipe. As the water freezes, it forms a solid ice plug that provides temporary local isolation. For this project, our team completed two pipe freezes across the relevant FCU heating and chilled water services.
The controlled pipe freeze provided the temporary isolation needed for the valve installation to proceed. Importantly, our scope covered the specialist freezing operation. Others completed the valve installation. Our engineers remained responsible for managing the freezes and safely completing our element of the project.

What Changed After the Pipe Freezing Works?
Before our engineers attended, the Level 3 pipework required suitable isolation before the planned valves could be installed. Our pipe freezing method created temporary isolation at the required locations.
This approach gave the project team a practical way to progress the planned valve works. After others installed the valves, our engineers allowed both freezes to thaw naturally. We then checked the affected areas for leaks and reinstated the insulation removed for the freeze jackets.
Finally, the boilers and pumps could return to operation following completion of the works by others. Our team also cleared redundant materials associated with our work and left the area ready for normal use.
