Our engineers recently supported our client with a specialist hot tapping maintenance project for Student Accommodation for Chapter Living in Weston Street, London SE1. The client needed two new ¾” hot tap connections on the Level 26 plant room chilled water pipework (CHW). We delivered live pipeline hot tapping works during normal working hours and kept the system live throughout.

Scope of Work Live Pipeline Hot Tapping
Our team planned each stage carefully to protect the chilled water system, maintain operational continuity, and deliver clean, high-quality pipeline hot tapping results.
Safe Access and Preparations
Attended the site during normal working hours, firstly we localised smoke detection was isolated to keep the area safe during the works. Insulation and cladding were removed from the CHW pipework to expose clean, workable surfaces and speed up the welding stage.
Welding Pre-Fabrication
Our engineers carried out precision welding to create strong, reliable foundations for both new outlets. They adapted two ¾” threaded sockets to suit the existing pipe layout, which guaranteed an accurate fit. After that, they TIG welded each socket onto the CHW system to ensure long-term durability. The team then supplied and installed a new ¾” quarter-turn valve on every outlet, giving the client more flexibility for future system changes.
Pressure Testing
Next, the team moved straight into pressure testing to verify the strength of every weld. They applied 10 bar for 10 minutes using our calibrated pump set. This step confirmed full integrity before starting the live pipeline hot tapping. The engineers photographed the test results and shared them with the client, allowing the project team to approve the work with complete confidence.
Live Pipeline Hot Tapping
The team installed the drilling rig onto the CHW pipework and created a clean, safe aperture while the system remained live. They removed the cut section with the rig and closed the new valve immediately to protect the chilled water line. A secure plug went into place next, leaving the new outlet ready for future use without affecting building operations.
Final Steps & Handover
A fresh coat of protective paint finished the new hot tap connections and increased long-term durability. Insulation reinstatement was completed by others. Following on from this all waste materials were taken to an approved recycling facility. The plant room was left clear, tidy, and ready for normal operation.
